The Property Blueprint (“the site”) is operated by Stacia Stanley, REALTOR®, Keller Williams Premier. This page describes the information the site handles. It is written from how the site is built, not from a template. [ATTORNEY: confirm the legal entity, governing law and any state-specific notices that apply.]
Information you give us
- Account. If you create an account or sign in (email, or Google sign-in), our sign-in provider Clerk stores your email address, name, sign-in method and security details such as multi-factor settings. Passwords are handled by Clerk; we do not see them.
- Profile and preferences. Optional details you save, such as your name and email on your profile, buyer preferences, and whether you are buying, selling or browsing.
- Saved items. Homes you save or compare, saved searches (and whether you want email alerts for them), and shared searches you send or accept.
- Financing and affordability tools. Numbers you enter in payment, down payment, rate, loan-program or affordability tools, and scenarios you save while signed in. Do not enter Social Security numbers, bank or card numbers; the tools do not need them.
- Property tax estimates. Addresses or prices you enter, and the estimate returned.
- Messages and requests. What you submit in the contact form, a message about a listing, or a “connect me with a Realtor or lender” request: name, email, phone, contact preference, timeframe, notes, pre-approval status, and the listing or search you were viewing.
- Voice input. If you use voice to describe a home, the audio is sent to Google Cloud Speech-to-Text to be turned into text.
Information collected automatically
- Activity record. Pages and listings opened, searches run, filters and payment settings applied, photo, save, compare and share actions, contact actions, and account activity. Each event carries a random visitor code (stored in a cookie), a session code, device type (phone, tablet, desktop), the page, and the time. If you sign in, your account ID is linked to earlier activity from the same browser. The MLS that supplies listings requires an activity record for consumers who use IDX search. See Tracking preferences.
- Not recorded by that system: passwords, sign-in tokens, payment card numbers, Social Security numbers, precise location, the text of your messages, URL query strings, and any disability or veteran selection.
- Usability analytics. Page views, interface interactions and error reports. You can turn this off in Tracking preferences. Listing and account activity required by the MLS is kept regardless. [ATTORNEY: confirm this approach.]
- Hosting analytics. The site uses Vercel Web Analytics and Speed Insights, and Vercel’s hosting logs, which can include IP address and browser details.
- Browser storage. Your browser keeps search state, viewed homes, preferences and sign-in session data in cookies and local or session storage so the site works as you move between pages.
How we use information
- Provide search, saved homes and searches, financing and tax tools, and your account.
- Send alerts and emails you asked for (for example saved-search alerts) and respond to your messages.
- Follow up on requests you make to connect with a Realtor or lender.
- Understand how the site is used, keep it secure, and meet MLS and IDX requirements.
- Suggest homes, using homes you liked or removed if you chose to let the site remember them.
Agent tools, clients and referrals
The site includes a private workspace used by the site owner to manage client contact information, notes, and referral relationships with other agents. That information is visible only to authorized account holders for that workspace. Details about you are not shared with another agent or lender as a referral unless you have asked for that introduction or given consent for it. Who we share information with (service providers)
- Clerk: account sign-in and security.
- Vercel: hosting, analytics and logs.
- Neon: database that stores site data.
- Resend: sends the site’s emails (alerts, notifications, replies).
- Google: Google sign-in (if you choose it), Maps and Places features, and Cloud Speech-to-Text for voice input.
- Mapbox: maps; your browser contacts Mapbox to load them.
- Realcomp (MLS): source of listing data under an IDX agreement. Activity records may be provided to the MLS when required. Nothing is sent to the MLS automatically.
- Keller Williams Premier and your agent: requests you submit are delivered to Stacia Stanley and may be handled under brokerage policies.
We do not sell your personal information. [ATTORNEY: confirm this statement and whether any analytics use counts as “sharing” under applicable state laws.]
Retention and your choices
- No retention period is set yet for activity records or the admin audit log. [ATTORNEY and MLS: determine required periods.]
- You can turn off usability analytics and reset suggestion memory at Tracking preferences, and clear your browser’s cookies and site data at any time.
- To ask what we hold about you, to correct it, or to ask for deletion, email the address below. Deletion of some records may be limited where the MLS requires them to be kept. [ATTORNEY: define request process and response times.]
- Unsubscribe from alerts with the link in each email.
Security
Accounts use a managed sign-in provider, and administrative areas are limited to authorized accounts. No system is perfectly secure, and we cannot guarantee absolute security.
Children
The site is for adults and is not directed to children under 13. [ATTORNEY: confirm age wording.]
Changes
We will update this page when the site’s data practices change and show the date at the top.
